An initial introductory visit, during which photos will be taken and a full inventory of property’s contents produced. The setting up of an administrative account on your private password-controlled Owner’s Area of our website, where you can see see status reports, reference photos and inventory details, etc.
• Organise the electricity contract with Endesa Sevillana.
• Organise the water contract with Acosol
• Organise the telephone line connection with Telefonica
• Ensure utility payments and community fees are made on time
• Organise to pay the annual non-resident property tax declaration and/or tax due on vehicles
• Organise home insurance quote and payment
• Represent you at your community meetings

• Compile a snagging list of your new property and pass it on to the developer to sort all items out before the completion and signing of the title deeds.
• Arrange to have the locks changed before you move in.
• Organise a thorough clean once the builders have finished.
• Arrange for lights, bathroom accessories, mirrors, curtain poles and paintings to be fitted.
• Organise an alarm security system to be installed.
• Organise TV and satellite to be installed.
• Organise medical insurance or membership of Helicopteros Sanitarios.
• Provide a Welcome Pack for you or for the arrival of your guests.
• Meet and Greet service.
• Assistance with golf bookings.
• Allow deliveries into your property.
• Organise any maintenance, building works, window cleaning or floor polishing to be done.
• A facility for booking maintenance and repair services via the website or by e-mail, using in-house maintenance technicians or recommended suppliers
• Full administration of your management account on an ongoing basis, providing quotations, invoices, and statements of account, relating to maintenance or refurbishment work, cleaning and laundry, or other commissioned services.
• Twice monthly inspection visits of the interior of your property during which we thoroughly air all rooms (subject to external weather conditions), check for pests and vermin and recommend action, test all appliances and electrical equipment to make sure all are in good working order, examine all furniture and furnishings for wear and tear, check all sanitary equipment and plumbing and make sure all your security services and equipment are fully functional.
• Twice monthly visual inspections of the exterior, to check for any obvious defects.
• The supply of dilapidations reports by e-mail, including photographs, if necessary.
• Identification of maintenance issues and organisation of repairs.*
• Administration of automatic cleaning and laundry services based on calendar bookings.*
